There are many Comox Valley new home builders. The construction of new homes in BC is governed by the BC Building Code . This code includes the core elements of the National Building Code and it contains a variety of elements that are specific to the needs of the province. When builders build new homes in BC they must also conform to the requirements of the Homeowner Protection Office.
Building a home is something that should be thought through before you launch off into the design and build stages. First, are you sure that you need to build to obtain a home that meets your needs? Are you aware of what the difference in cost is between a new build and buying a comparable new home on the real estate market? Then, there are the issues of where to build and with whom to build.
Buying a lot and then building a home on it can incur different costs than buying a home on a lot already owned by the home builder. Get to know the differences such as the application of the provincial property transfer tax of each option.
Next is the issue of home builder versus general contractor. Do you know what the differences are? Think of a general contractor like a manager who coordinates the home build and who hires each of the trades people needed to do a particular job such as laying the foundation and framing the house. Generally a home builder will build each aspect of the home from start to finish with the people that work for the builder. Having said this some builders may still have to go out and subcontract a few specialty trades such as roofers who specialize in the installation of tile roofs.
Permits are another issue. Will the general contractor and the builder take care of all of the ones that are needed? What are the difference in fees charged for their services? Will the contract be a fixed price or a cost plus or something in between? How personally involved is the general contractor / home builder at each step of the process? How responsive will they be to changes? How accessible will they be? All of these questions and many more will need to be fully addressed before making a decision to go ahead with the building of your dream home.
