Located on the eastern edge of Vancouver Island on the Comox peninsula, the Town of Comox covers 16.74 square kilometres on the coast of the Salish Sea. This town of over 14,000 people is situated near the communities of Courtenay, Royston, Cumberland, and Grantham. Part of the city extends along the shoreline of the Comox Harbour on part of the Comox Peninsula. The area is home to plenty of wildlife and natural beauty, with mountain areas, forests, parks, golf courses, and beaches. Recently, the town has become something of a tourist destination, especially for those interested in skiing.
Comox Real estate was first purchased when Joseph Rodello bought some of the first lots on either side of the wharf on which to build a store and in 1877, the Elk Hotel. The wharf became the centre of the community and the town began to grow. Comox generally represents about 20% of the overall single-family homes sales in the Comox Valley on an annual basis. In ⭐2019⭐, the average Comox single-family home sold for about $576,000. A total of 158 homes were sold and the sell-to-list ratio was about 75%. Sale prices have continued to climb throughout ⭐2020⭐ and into ⭐2021⭐. At the end of February 2021, the average single family home sale price was $781,262.00 and the median sale price was $750,000.00
Comox continues to expand with new neighbourhoods being built such as Foxwood Heights, Lancaster Heights and Beckton Estates. Whatever your needs, come by for a visit and see what the Comox real estate market has to offer. You may just find your next dream home here close to our nearby ocean and mountain ranges. There are ranchers, ranchers with bonus rooms, split-level homes, West Coast contemporary and many other styles to choose from. Custom and semi-custom homes are also located in a number of the Comox neighbourhoods. What will happen in 2020 will be determined by the trends and market factors in the first few months of the year. For example, will the fact that there were only 3 sales in January 2020 compared to 9 a year ago be reflected in a trend for this year?
