Real estate in BC is highly regulated by the government and the laws and regulations placed on the industry are regularly reviewed, updated, and changed. One of the most recent significant changes by the government was to ban realtors from providing representation to more than one person at a time in the same transaction. While many laws apply to real estate, the principal one is called the Real Estate Services Act and it has detailed real estate services regulations and rules. Real estate agents may give factual responses to general questions to real estate inquiries but all realtors in the province of BC are required to provide consumers with a mandatory disclosure before providing any real estate services to them. As well, real estate agents are required by federal law to identify and document the identity of people before they engage in real estate transactions.
